Terms of Service
These Terms of Service ("Terms") govern your access to and use of MacroIntel at intel.macrointel.org (the "Service"), operated by Global Signal, a sole proprietorship based in California ("we," "us," the "Operator"). By accessing or using the Service, you agree to these Terms. If you do not agree, do not use the Service.
1. Eligibility
You must be at least 18 years old and able to form a binding contract. Membership is by approval, and we may grant or decline access at our discretion.
2. The Service
MacroIntel provides general market research, informational "signals," and analytics tools (including Capital Structure analysis and Portfolio Intelligence) for multifamily and real-estate market participants. The Service is informational only.
3. Financial disclaimer (please read)
MacroIntel provides general market research and informational analytics. It is not investment, financial, legal, accounting, or tax advice, and it does not constitute personalized investment advice. Nothing on the Service is a recommendation, solicitation, or offer to buy, sell, or hold any security, property, loan, or other investment. Signals and Portfolio Intelligence — including any output personalized to information you enter — are informational tools to support your own analysis, not individualized advice. Using the Service creates no advisory, brokerage, or fiduciary relationship. The Operator is not a registered investment adviser, broker-dealer, or financial planner. All investing involves risk, including the possible loss of principal. Projections, estimates, and past performance are not guarantees of future results. You are solely responsible for your decisions; do your own research and consult your own licensed professionals before acting.
4. Your account
You agree to provide accurate information, keep your credentials secure, and accept responsibility for activity under your account. Notify us promptly of any unauthorized use.
5. Acceptable use
- Don't share or resell access, or use the Service on behalf of others without authorization.
- Don't scrape, copy, redistribute, or create derivative products from the Service or its data.
- Don't reverse engineer, disrupt, or attempt to gain unauthorized access to the Service.
- Don't use the Service for unlawful purposes or in violation of these Terms.
6. Your data
Portfolio and account data you provide remain yours. You grant us a limited license to process it solely to operate the Service for you. We handle it as described in our Privacy Policy; it is private to your account and is not published.
7. Intellectual property
The Service, including its software, content, signals, and analytics, is owned by the Operator and protected by law. We grant you a limited, non-exclusive, non-transferable, revocable license to use the Service for your internal purposes, subject to these Terms.
8. Third-party data
The Service incorporates third-party data, including U.S. Federal Reserve economic data (FRED) and Zillow rent index data (ZORI). Such data is provided "as is," may be delayed or inaccurate, and is used for informational purposes; we are not affiliated with or endorsed by these providers.
9. Disclaimer of warranties
The Service is provided "as is" and "as available," without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, accuracy, and non-infringement. We do not warrant that the Service or any data will be accurate, complete, timely, uninterrupted, or error-free.
10. Limitation of liability
To the maximum extent permitted by law, the Operator will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any lost profits, revenues, or investment losses, arising out of or relating to your use of (or inability to use) the Service. To the maximum extent permitted by law, the Operator's total liability for any claim relating to the Service will not exceed the greater of the amount you paid us for the Service in the twelve months before the claim or US $100.
11. Indemnification
You agree to indemnify and hold harmless the Operator from claims and expenses arising out of your misuse of the Service or violation of these Terms.
12. Subscriptions & billing
The Service does not currently charge fees. Before any paid subscription is offered, we will provide specific billing terms — including price, billing cycle, any automatic renewal, cancellation method (including easy "click-to-cancel"), and refund policy — consistent with the FTC's Negative Option Rule and California's Automatic Renewal Law. Those terms will be incorporated into these Terms at that time.
13. Termination
You may stop using the Service at any time. We may suspend or terminate access if you violate these Terms or to protect the Service. Provisions that by their nature should survive (e.g., disclaimers, limitation of liability) will survive termination.
14. Governing law
These Terms are governed by the laws of the State of California, without regard to its conflict-of-laws rules. You agree to the exclusive jurisdiction and venue of the state and federal courts located in California for any dispute not subject to another agreed process.
15. Changes
We may update these Terms from time to time. Material changes will be reflected by updating the "Last updated" date above; your continued use after changes take effect constitutes acceptance.
